  • Credit Score: USDA does not publish a minimum credit score in HB-1-3555. What drives your file is USDA’s automated underwriting recommendation from GUS. A 640 middle score will typically get a GUS “Accept.” Below 640 the file has to be manually underwritten, which is still possible. Most lenders set a 640 floor as their own overlay, not because USDA requires it.
  • Property Type: The home must be a manufactured or mobile home on a permanent foundation. An existing (used) unit is fine as long as it was manufactured within 20 years of your closing date, has never been installed at another homesite, is at least 400 square feet, still carries both the HUD certification label and the HUD data plate, and has no alterations made after it left the factory other than an engineered porch or deck.
  • Location: The home must be in a USDA-eligible rural area in Kentucky.
