With the 2026 loan limits announced for conventional ($832,750) and FHA ($541,287) loans, Kentucky buyers keep asking: what’s the USDA loan limit this year? The answer surprises most people — the USDA Guaranteed Rural Housing program has no maximum loan amount. What caps a Kentucky USDA loan isn’t a dollar limit on the house; it’s a dollar limit on you.
What actually limits a Kentucky USDA loan
- Household income limits. For most Kentucky counties in fiscal year 2026, the guaranteed-program limit is $122,800 for a 1–4 person household and $162,100 for 5–8 people; the Northern Kentucky metro counties run higher at $128,600 and $169,800. - Repayment ability. Your debt-to-income ratios determine the loan size — roughly 29% housing and 41% total under standard guidelines, with GUS approvals often allowing more with compensating factors.
- Property eligibility. The home must sit in a USDA-eligible rural area — which covers far more of Kentucky than people assume, including much of the territory around Louisville, Lexington, and Elizabethtown suburbs.

In practice the income limit does the capping: a household at the $122,800 ceiling with typical debts qualifies for well under either of those program caps anyway. But the absence of a formal limit means a strong-income household just under the ceiling isn’t boxed in by an arbitrary number the way FHA borrowers are.
The fees haven’t changed either
For fiscal 2026 the upfront guarantee fee remains 1.00% of the loan amount (financeable), and the annual fee remains 0.35% — still well below FHA’s mortgage insurance costs, which is why USDA is usually the cheapest $0-down option for eligible Kentucky buyers.
